Step 1 of 3: Equipment

Plumbing that has outlasted several rounds of equipment tends to show it once a contractor opens things up. Half the homes in Mississippi County, Missouri were built in 1973 or earlier (2020-2024 ACS 5-year). A water heater sitting in stock that old is often connected to supply lines, pressure relief runs, and venting arrangements that date to an earlier install, not the current unit. When a part fails, what the contractor finds behind and around the tank shapes the repair as much as the failed component itself. Sediment buildup, corroded connections, and mismatched venting are what add scope to a job that looked simple from the outside.

The Parts of a Water Heater a Contractor Checks First

Isometric cutaway illustration of a single-story house with a dark shingled gable roof, showing interior rooms with furniture, a bathroom sink and tub, and a cylindrical water heater with a tall vent pipe extending through the roof.

The tank is the piece most homeowners know: a large insulated cylinder, usually in a utility room, basement, or garage, that holds and heats a supply of water. A burner assembly or heating element sits at the base or inside the tank, and when that piece fails, the water comes out cold or only partly warm. The thermostat controls the target temperature, and a faulty one reads conditions incorrectly and either overheats the water or never heats it enough.

The pressure relief valve sits on the side of the tank and opens if pressure inside climbs too high. A contractor checks it because a valve that leaks or refuses to release is a problem in itself. The anode rod runs down through the interior of the tank, and deterioration of that rod is one of the first things a contractor looks at when a tank is corroding or producing discolored water.
